Kylena Management Limited was appointed as project manager for a 48-unit residential development in Imara Daima. Our remit covered budget setting, consultant coordination, contractor procurement, cost control and handover.

The client inherited an incomplete design package and an unrealistic programme. Material prices were volatile and the site had limited access during peak hours.

- Rebaselined the programme with realistic, resourced activity durations
- Staged procurement to lock in prices for long-lead materials early
- Introduced weekly cost and progress reporting with photographic evidence
- Coordinated night deliveries to manage restricted site access
The result
The development was handed over on the rebaselined programme and 4% under the approved budget, with a snag list closed out within 30 days of practical completion.
